Built for Georgia agents. Send us the owner's name and the property address — we pull the recorded vesting deed, run a limited review, and email you the legal description in plain text — plus a short title synopsis: who owns the property, how they hold title, and the common issues to expect when title is ordered. Free, from GSH Attorneys.
Two taps and this closing is headed to GSH. Keep this page bookmarked — agents use it on every contract.
1 · Name GSH as your closing attorney — paste into Special Stipulations
Closing Attorney: Buyer and Seller agree that the closing attorney for this transaction shall be Scott Mills, Goggans, Stutzman, Hudson, Wilson & Mize, LLP (GSH Attorneys) — 470-870-1997 — smills@gshattorneys.com. The closing shall be held at a GSH Attorneys office location to be agreed upon by the parties. The parties direct their agents to deliver a copy of the fully executed contract to the closing attorney promptly upon binding agreement.
2 · Send us the fully executed contract
3 · Your legal description will look exactly like this
Legal Description All that tract or parcel of land lying and being in Land Lot ___ of the ___ District, ___ Section, _______ County, Georgia, being Lot ___, Block ___, of ______________ Subdivision, Unit ___, as per plat recorded in Plat Book _____, Page _____, in the Office of the Clerk of Superior Court of _______ County, Georgia, which plat is incorporated herein by reference and made a part hereof.
Sample format. Yours arrives filled in, word-for-word from the recorded vesting deed.
4 · Attach it to the contract as an exhibit
Most agents attach the legal description as an exhibit and say so in the contract. Paste this into Special Stipulations, then attach our exhibit sheet — it carries an acknowledgment that the closing attorney may substitute the correct legal description after the title examination, so the contract stays valid either way:
Legal Description: The legal description of the Property is attached hereto as Exhibit ___ and incorporated herein by reference. The attached legal description is believed to be accurate for the Property identified by the street address in Paragraph 1 of this Agreement; the parties acknowledge that the closing attorney may substitute the correct legal description following the title examination, and such substitution shall not affect the validity or binding effect of this Agreement.
When we return your legal description, it also comes on this exhibit sheet, filled in and ready to attach.
Save the "Deed Request" contact below. Next time you're writing a contract and need the legal description, open the contact, tap the link, and enter the seller's name and the property address — ten seconds, right from your phone. It files Scott Mills, GSH Attorneys, as your real estate attorney, with the request link built in.
